If you've ever looked at a REALTOR®'s Instagram, you might think the job is pretty simple.

Beautiful homes.

Happy clients.

Closing day celebrations.

Smiling photos with keys.

Freshly listed properties.

It certainly looks exciting.

And honestly...

It is.

But that's only about 10% of the job.

The other 90%?

Most people never see it.

It's the early mornings.

The difficult conversations.

The market research.

The negotiations.

The problem-solving.

The constant learning.

The responsibility that comes with helping someone make one of the biggest financial decisions of their life.

So today, I thought I'd pull back the curtain and show you what a typical day as a Sammamish REALTOR® really looks like.


6:00 AM — Before the World Wakes Up

Before emails start arriving...

Before phone calls begin...

Before homes open for showings...

The day starts quietly.

Coffee in hand.

Laptop open.

The first thing I check isn't social media.

It's the market.

I review:

  • New listings
  • Homes that went pending
  • Price reductions
  • Sold properties
  • Inventory changes
  • Buyer activity

Because markets don't wait.

If something changes overnight, my clients deserve to know.

Real estate is local.

Sometimes one new listing changes the entire strategy for a buyer.

Sometimes one recent sale changes the value of a seller's home.

That's why every morning begins with information.


8:00 AM — Conversations Before Contracts

People often assume my first call of the day is about paperwork.

Usually...

It isn't.

It's someone asking questions.

"Should we buy now?"

"Should we wait?"

"Is this neighborhood right for us?"

"Do you think this home is overpriced?"

Those conversations matter more than contracts.

Because good decisions start with good understanding.

Sometimes my job isn't telling someone what to do.

It's helping them feel confident enough to make the decision themselves.


10:00 AM — Touring Homes Isn't Just Looking Around

When I walk into a home with buyers, I'm seeing much more than beautiful finishes.

I'm noticing:

  • Natural light
  • Street noise
  • Roof condition
  • Floor plan
  • Future resale potential
  • Privacy
  • Storage
  • Signs of deferred maintenance

While buyers are imagining where the couch might go...

I'm asking questions they may not even think about yet.

That's not because they're inexperienced.

It's because emotions naturally lead the process.

Experience helps balance those emotions with strategy.


Noon — Lunch Doesn't Always Happen at Noon

One of the biggest myths about real estate?

That the schedule is predictable.

Some days lunch happens at 12:00.

Some days...

It's 4:00 PM.

Or not at all.

A negotiation can change everything.

An inspection issue can suddenly become urgent.

A buyer may find the perfect home and need an offer written immediately.

Flexibility isn't part of the job.

It is the job.


2:00 PM — The Work Nobody Sees

Instagram shows the "Just Listed" post.

It doesn't show the hours before it.

Preparing a listing often means coordinating:

Professional photography.

Videography.

Floor plans.

Staging recommendations.

Marketing strategy.

Pricing analysis.

Property descriptions.

Showing schedules.

Every detail matters.

Because first impressions often determine whether a buyer books a showing—or keeps scrolling.


4:00 PM — Every Home Has a Story

One of my favorite parts of this career is listening.

Every family has a reason for moving.

Some are welcoming a new baby.

Some are downsizing after the kids leave home.

Others are relocating for work.

Some are starting over after a major life change.

Real estate is rarely just about square footage.

It's usually about a new chapter.

Understanding that story helps me guide people toward the right decisions.


6:00 PM — Showings After Work

Most buyers have full-time jobs.

That means showings often happen in the evening.

Sometimes we see one home.

Sometimes five.

By the last showing, everyone is tired.

That's when small details become important.

How does the neighborhood feel after sunset?

How busy is the street?

How noisy is the area?

A home can feel completely different at 6 PM than it does at noon.

Those details matter.


8:30 PM — The Phone Rings

Many of the most important conversations happen after dinner.

Offers.

Counteroffers.

Inspection negotiations.

Financing questions.

Unexpected surprises.

Real estate doesn't stop because the business day ends.

Some of the biggest decisions happen while most people are relaxing at home.

And that's okay.

Because buying or selling a home isn't a 9-to-5 experience.


10:00 PM — Reflecting on the Day

Before going to bed, I often think about my clients.

Did they feel heard?

Did I explain everything clearly?

Did I help reduce their stress?

Could I have done anything better?

The paperwork will eventually be forgotten.

The negotiations will blur together.

But how someone feels during the process...

That stays with them.

That's the part I care about most.


The Hardest Part of the Job Isn't What People Think

People assume the hardest part is negotiating.

Or dealing with contracts.

Honestly...

The hardest part is carrying someone else's hopes.

When someone tells me,

"This is the home where we want to raise our kids."

Or,

"We've been saving for ten years."

That's responsibility.

It's a privilege.

And it's something I never take lightly.


The Most Rewarding Moment

People think it's closing day.

And yes...

Watching someone receive the keys is unforgettable.

But my favorite moment usually comes months later.

When I receive a message that says:

"We finally feel at home."

That's when I know the work mattered.

Because success isn't measured by transactions.

It's measured by lives changed.


What I've Learned

Being a REALTOR® has taught me something unexpected.

Homes are important.

But they're never the whole story.

People remember:

The relief they felt.

The confidence they gained.

The excitement of a fresh start.

The memories they created after moving in.

Real estate is simply the beginning.

Life is what comes next.

That's the part I love.

Because this career has never been about selling houses.

It's about helping people move forward.

Whether they're buying their first home.

Selling a place filled with memories.

Or relocating to begin a new chapter.

Being trusted with that journey is something I'll never take for granted.
