The Complete Guide to Sammamish Neighborhoods: Pine Lake, Klahanie, Beaver Lake and Beyond
When people say they want to move to Sammamish, my first question is always: which part? Because Sammamish is not one neighborhood — it is a collection of distinct communities, each with its own personality, price point, and lifestyle.
After selling homes across every corner of Sammamish for over a decade, here is the neighborhood-by-neighborhood guide I wish every buyer had before they started their search.
Klahanie: The Established Family Favorite
Klahanie is one of the most recognized neighborhoods in Sammamish, and for good reason. This master-planned community sits on the western edge of the plateau and features a community pool, clubhouse, parks, tennis courts, and miles of walking trails. It has an HOA that maintains shared amenities and common areas.
Homes in Klahanie typically range from $1.1 to $1.6 million. You will find a mix of single-family homes from the 1990s and early 2000s, many with updated interiors and established landscaping. The lots are moderate by Sammamish standards — typically 7,000 to 10,000 square feet — but the community amenities make up for it.
Klahanie feeds into highly rated schools and offers easy access to I-90 via the Issaquah corridor, making it one of the better Sammamish options for commuters. If you want established community infrastructure and are comfortable with an HOA, Klahanie is an excellent choice.
Pine Lake: Quiet, Spacious, and Aspirational
Pine Lake sits in the heart of Sammamish and is home to some of the most sought-after properties in the city. The neighborhood is defined by larger lots, mature trees, and a tranquil atmosphere that feels removed from the rest of the world. Pine Lake itself is a private lake with limited public access, which adds to the exclusivity.
Homes here range widely — from $1.4 million for older rambler-style homes to $3 million or more for newer custom builds. Many Pine Lake homes sit on half-acre or larger lots, and the neighborhood attracts families who want privacy, space, and proximity to Pine Lake Park, which offers a public beach, playground, and picnic areas.
The trade-off is that Pine Lake is farther from highway access, making the commute slightly longer. But for families who work from home or commute only a few days a week, this neighborhood offers a quality of life that is hard to beat anywhere on the Eastside.
Beaver Lake: Nature at Your Doorstep
Beaver Lake is the go-to neighborhood for families who want serious outdoor access without leaving their community. Beaver Lake Park is one of the best parks in the entire Eastside — 109 acres of forest, trails, a lake, and wildlife. Living near Beaver Lake means your daily walk is through old-growth forest, not around a suburban block.
Homes around Beaver Lake tend to range from $1.3 to $2 million. The housing stock is a mix of 1990s builds and newer construction, with lot sizes that are generous even by Sammamish standards. This neighborhood attracts nature-loving families, hikers, and people who value green space as a daily essential, not a weekend luxury.
East Sammamish: The New Construction Hub
If you want a brand-new home with modern finishes and smart home features, East Sammamish is where the action is. Several builders have been active in this area over the past few years, delivering homes in the $1.8 to $2.5 million range with the kind of finishes that attract move-up buyers from Bellevue and Redmond.
East Sammamish sits closer to Redmond and offers relatively better commute access to the Microsoft campus and the broader tech corridor. The neighborhoods here tend to be newer, with sidewalks, modern street layouts, and smaller lot sizes compared to Pine Lake or Beaver Lake. If you prioritize a new build over acreage, this is your area.
Sahalee and Plateau Estates: The Luxury Tier
For buyers at the top of the market, Sahalee and the surrounding plateau estates represent the pinnacle of Sammamish living. Sahalee Country Club is the anchor — a private club with golf, tennis, and swimming — and the homes surrounding it are among the most impressive in the city.
Expect prices from $2.5 million to $4 million or more. Homes here sit on large, wooded lots with custom architecture, high-end finishes, and the kind of privacy that luxury buyers demand. This is Sammamish at its most exclusive.
How to Choose the Right Sammamish Neighborhood
The right neighborhood depends on what you prioritize. For community amenities and commuter access, look at Klahanie. For space and privacy, Pine Lake. For nature, Beaver Lake. For new construction, East Sammamish. For luxury and exclusivity, Sahalee.
The best way to decide is to spend time in each area. Drive through on a weekday morning, a Saturday afternoon, and a Sunday evening. Each neighborhood reveals itself differently depending on the time and day.
