When most people start house hunting, they focus on the obvious things.

The kitchen.

The number of bedrooms.

The layout.

The finishes.

And that's understandable.

After all, you're buying a home.

But after helping families move throughout Sammamish and the Eastside for years, I've learned something important:

A great house in the wrong neighborhood often becomes a disappointment.

The challenge is that most buyers don't realize this until after they've moved.

That's why I encourage families to take what I call the Neighborhood Test before making an offer.

Ask yourself:

Where do you walk after dinner?

Where do your children play?

Most buyers spend months evaluating houses.

Very few spend enough time imagining daily life.

And daily life is what ultimately determines happiness.


The Front Door Test

One of my favorite questions to ask buyers is surprisingly simple.

How do you feel when you pull into the neighborhood?

Seriously.

Pay attention.

Do you feel relaxed?

Excited?

Comfortable?

Can you imagine coming home after a stressful day?

The emotional reaction matters more than most people realize.

Because eventually the house becomes normal.

The neighborhood doesn't.


Visit on a Random Tuesday

Most buyers visit homes on weekends.

But neighborhoods behave differently on weekends.

A Saturday afternoon doesn't tell you what life feels like on a Tuesday morning.

Visit during:

  • School drop-off times
  • Rush hour
  • Weekday evenings

You'll notice things that online listings never reveal.

Traffic patterns.

Noise levels.

Community activity.

Parking situations.

The true rhythm of the neighborhood.


Watch the People

One of the fastest ways to understand a neighborhood is to simply observe the people living there.

Do you see:

Today's buyers have access to more information than ever before.

But there is one thing no website can fully show you.

That's something you have to experience.

I've met homeowners who eventually remodeled their kitchen.

What I rarely meet are people who successfully remodel a neighborhood.
