Buying a home has never been easier.
At least that's what technology wants us to believe.
You can browse hundreds of listings from your couch.
Take virtual tours.
Compare prices.
Research schools.
Estimate your monthly payment.
By the time you schedule a showing, you may already feel like you know the home.
But here's something I've learned after helping families buy homes across Sammamish, Bellevue, Redmond, and the greater Seattle area.
You can know everything about a house... and still know almost nothing about what it's actually like to live there.
That's why I often recommend something that surprises my clients.
Before making an offer, take the Sunday Drive Test.
It doesn't cost anything.
It only takes a few hours.
And it may completely change how you feel about a neighborhood.
What Is the Sunday Drive Test?
Instead of treating a home tour like a quick appointment, pretend you've already moved in.
Spend a Sunday living in the neighborhood.
Leave your phone in your pocket.
Stop looking at the house.
Start paying attention to your future life.
Because when you buy a home, you're not just purchasing four walls.
You're choosing where thousands of ordinary moments will happen.
Those ordinary moments eventually become your life.
Start Your Morning Like a Local
Arrive around 8 or 9 a.m.
Grab a coffee from a nearby café.
Sit outside for a while.
Watch people.
Do families walk together?
Are runners using nearby trails?
Do neighbors stop to chat?
Can you imagine this becoming part of your weekend routine?
Many buyers spend hours evaluating kitchen countertops but only minutes thinking about how they actually want their weekends to feel.
Ironically, weekends are often what people remember most after moving.
Walk Instead of Drive
Listings often mention parks, schools, trails, and shopping.
But reading about them isn't the same as experiencing them.
Park your car.
Take a walk.
Notice the sidewalks.
The trees.
The sounds.
The pace of the neighborhood.
Is it peaceful?
Active?
Quiet?
Family-oriented?
Every neighborhood has its own personality.
You won't find that on a property information sheet.
Visit the Grocery Store
This might sound like strange advice.
It's actually one of my favorite recommendations.
Go grocery shopping nearby.
Look around.
Are the stores clean?
Busy?
Convenient?
How long does it take to get there?
Buying groceries probably isn't what you imagined when searching for your dream home.
But you'll do it hundreds of times over the years.
The little routines often have the biggest impact on your daily happiness.
Watch the Traffic You’ll Actually Experience
One mistake many buyers make is visiting homes during the quietest part of the day.
Traffic at 2 p.m. on a Wednesday tells a very different story than traffic on Monday morning.
If possible, return during the times you'll actually be commuting.
Drive the roads you'll use most often.
School drop-offs.
Trips to work.
Weekend errands.
The route that seemed effortless during your showing might feel completely different during rush hour.
A beautiful home can't eliminate a stressful daily drive.
Visit a Local Park
One thing that makes Sammamish and the Eastside special is how much everyday life happens outdoors.
Spend time at a neighborhood park.
Watch how families use the space.
Do children play freely?
Are people walking dogs?
Are there community sports, playgrounds, or picnic areas?
These moments reveal something listing photos never can.
They show you how people actually live there.
Listen More Than You Look
Most buyers spend their tours looking.
I encourage them to spend more time listening.
Can you hear constant traffic?
Construction?
Aircraft?
Or is it mostly birds, laughter, and wind through the trees?
Our ears often notice things our eyes overlook.
And those sounds become part of everyday life after move-in day.
Imagine an Ordinary Tuesday
It's easy to fall in love with a home on showing day.
Fresh flowers.
Perfect staging.
Natural light.
Spotless rooms.
But eventually, showing day ends.
Real life begins.
Imagine yourself on an ordinary Tuesday.
Where would you walk after dinner?
Where would your kids ride their bikes?
How far is your favorite grocery store?
Would you enjoy coming home every evening?
These questions matter just as much as square footage.
Why This Matters More Than Ever
Today's buyers have access to more information than ever before.
Neighborhood statistics.
School ratings.
Walk scores.
Market reports.
Interactive maps.
Those tools are incredibly helpful.
But none of them can tell you how a neighborhood makes you feel.
That feeling often becomes the deciding factor years after closing.
Very few homeowners say,
"I wish my house had another 150 square feet."
Many do say,
"I love living here."
That's the difference.
Final Thoughts
The perfect home isn't always the one with the biggest kitchen or the newest finishes.
Sometimes it's the one where everyday life simply feels easier.
