Prestige zip codes.But over the last 18 months, I’ve noticed something fascinating happening with buyers across the Eastside: many of them are quietly pivoting toward Sammamish instead.Not because Bellevue suddenly became undesirable. It absolutely hasn’t.But because priorities changed.And honestly? I’ve had buyers walk into a Sammamish home and say:

That moment usually changes everything.

What This Means for the 2026 Market

Demand for Sammamish remains incredibly strong because inventory is still limited. Families who move here tend to stay long-term, which naturally restricts resale supply.

That means well-priced homes in top school zones continue to attract serious competition — especially homes with updated interiors, usable outdoor space, and flexible work-from-home layouts.

The biggest mistake buyers make right now?
Assuming they can “wait and see.”


The Eastside market may no longer be irrationally aggressive like 2021, but desirable homes still move quickly.
