Professional home staging on the Eastside can cost $2,000 to $5,000 or more, depending on the size of the home and how much furniture needs to be rented or rearranged. For many sellers, that number gives them pause — especially when they are already managing the stress and cost of a move.

Here is the truth: professional staging is valuable, and for luxury listings above $2 million, I often recommend it. But for the majority of Eastside homes in the $1 to $1.8 million range, a strategic DIY approach done well can achieve nearly the same result. I have seen sellers add $15,000 to $25,000 to their sale price with less than $500 invested.

Here is the system I walk my sellers through.

Step 1: Edit Ruthlessly (Free)

The most powerful staging move costs nothing. Walk through your home with a realtor or a trusted friend who will be honest with you, and remove everything that does not need to be there. Family photos, excess furniture, personal collections, kids' artwork on the fridge, the pile of shoes by the door, the extra chairs that fill the dining room — all of it should go.

Buyers need to imagine their life in your home. They cannot do that if your life is everywhere. The home should feel like a high-end hotel, not like someone lives there. That means ruthless editing.

Step 2: Clean Like You Have Never Cleaned ($150)

A professional deep clean — including windows, baseboards, grout lines, the inside of the oven, and the exterior light fixtures — typically costs $150 to $200 for a 2,000 to 3,000 square foot home. This single investment is the highest return on your staging dollar.

Buyers notice cleanliness more than almost any other factor. A home that sparkles in person photographs better, shows better, and signals to buyers that the property has been well-maintained. The opposite is also true: a dirty home, even in great condition, creates doubt.

Step 3: Address the Entry ($50)

The entry is your first impression — both in person and in listing photos. For under $50, you can buy a new doormat, a simple potted plant, and fresh flowers or a small seasonal wreath for the door. Clear out all shoes, bags, and clutter from the entry. Add a small mirror if the space allows.

This takes 30 minutes and costs almost nothing, but the impact on buyer perception is disproportionate to the investment.

Step 4: Refresh the Primary Bathroom ($100)

Buyers form strong opinions about bathrooms quickly. Remove all personal items from countertops — everything. Store toiletries, medications, and daily-use items in the cabinet or in a box. Replace everyday towels with fresh white towels folded neatly on the bar. Add one small plant or a simple glass soap dispenser.

For under $100, you can swap a dated medicine cabinet mirror for a frameless or simply framed one at IKEA or Target. This single change modernizes the bathroom more than any other update at that price point.

Step 5: Light Up the Home ($80)

Replace any dead or dim bulbs throughout the house with daylight LED bulbs of consistent color temperature. Walk through at the time your listing photos will be taken and turn on every single light — overhead, lamps, under-cabinet lighting, closet lights. Open all blinds and curtains.

Light sells homes. A dark room photographs small. A bright room photographs large. This is not optional.

Step 6: The Kitchen Counter Rule ($0)

For the kitchen, follow the one-appliance rule. Leave one countertop appliance out — typically the coffee maker or the toaster, but not both. Everything else goes into cabinets or boxes. The more countertop space that is visible, the larger the kitchen appears. This costs nothing and takes 20 minutes.
